Residential Property Markets in South Africa: Size, Activity and Performance in Cape Town, eThekwini and Manguang

CAHF has completed three in-depth affordable housing market reports for the metros of Cape Town, eThekwini and Mangaung. The reports are wide-ranging, providing market intelligence on opportunities and challenges in the housing market. Insights include, comments on the effects of rapid appreciation and production declines. They also include recommendations for policy environment alignment and investment strategies. The project drew analysis from publicly available datasets, including the South African deeds registry, StatsSA census data and some municipal data, such as the valuation rolls and building permit datasets; many of which were explored using CAHF’s Citymark market intelligence dashboard. The report includes analysis on government sponsored properties, freehold and sectional title homes, new and resale transactions, lending, first-time homebuyers.
