Citymark South Africa: Overview of housing stock and transactions by metro (2012-2021)
CAHF develops Citymark dashboards as part of our market intelligence on the South African housing sector. These dynamic dashboards deliver local housing market intelligence to your desktop, accurately, efficiently and easily. This dashboard offers an overview of the stock and transactions for the South Africa’s eight metro municipalities from 2012-2021.The dashboard was most recently updated in July 2022 to include data to the end of December 2021.
The dashboard has two tabs, one focused on stock and the other on transactions:
- The first tab, Number of properties formally registered on the deeds registry (2012 – 2021), provides a view of the number of residential properties by market segment, the percent share of government-subsidised properties,and property types (free-hold, sectional title, or estate). Estate properties includes all properties within private estates (freehold and sectional title). Begin by selecting the year you want to view, and a particular metro. Next, you can choose to view the data for all residential properties, or you can filter for ‘government-subsidised properties’ or ‘non government-subsidised properties’ only.
- The second tab, Number of formal transactions recorded on the deeds registry (2012 – 2021), shows the distribution of transactions by market segment, the types of transactions (new or resale) and what type of buyers are transacting over the period 2012 to end of December 2021. On the left hand side, first select whether you would like to view data for all transactions, or for new or resale transactions only. Next, select the year, and a particular metro. You then have the option of filtering by buyer type (first time buyers or other buyers (not first time). You can also choose the property type: all properties, estate, freehold, or sectional title. Finally, you have the option of viewing data for all properties, or government-subsidised properties only.

Data source: This dashboard utilises 2021 title deeds data obtained from Lightstone Pty Ltd, South Africa’s largest retailer of deeds registry and other data. This dashboard only covers transactions that have a bond on properties which appear on the deeds registry (the formal market) – it does not include properties that are not formally registered on the deeds registry, as might be found in backyards or in informal settlements.
