Market opportunities in Morocco’s residential rental sector

It is estimated that at least 1.3 million households in Morocco rented their homes in 2014, with the vast majority of these living in urban areas.  Just over a fifth of Moroccan households live in apartments, whether as owners or tenants.  After undertaking a study into Morocco’s affordable housing sector, with a focus on rental, however, there is still so much that we don’t know.  This presentation was delivered at the High-level Conference on Affordable and Sustainable Housing Finance in Morocco, held at Sofitel Rabat Jardin des Roses, in Rabat, Morocco, from 29–30 January 2025.  CAHF was invited as a guest of the Arab Monetary Fund.

The presentation provides a quick scan of Morocco’s residential rental sector, as well as an overview of what we do and do not know.  Critically, given the extent of rental that happens without documentation, it is difficult to quantify the role and impact of the sector.  Further data collection and analyses are necessary – this is an opportunity presented by the release of the 2024 census data.  For now, the following typology has been estimated:
